For residential builders, owner-builders and developers across NSW

Most consultants bring a framework. We bring 25 years of firsthand experience. And we stay until it works.

Who we work with

Four kinds of people we're built for.

Residential Builders

Builders whose pre-construction or operational performance is holding them back — whatever your size. If you're starting from scratch, we'll build the right systems and workflow with you from day one.

Industry Consultants & Professionals

Certifiers, engineers, energy consultants and other construction industry professionals who want to strengthen their positioning, deepen builder and developer relationships, and grow their business.

Owner Builders

Owner builders navigating the DA or CDC approval system who need education, preparation and expert guidance through a process that too often fails the unprepared.

Property Investors & Developers

Landowners, investors and developers who want to bring a residential development to life and need experienced guidance through feasibility, planning and approvals.

If you are not sure whether Clearspan is right for you — reach out. The first conversation is always complimentary.

What we do

Three channels. One standard.

Clearspan works across three service channels — each drawing on 25 years of firsthand industry experience, and the same underlying philosophy: people and process are not separate. They are the same ecosystem.

CHANNEL 01

Advisory

Two audiences, one advisory practice — builders looking to fix their operation, and industry professionals looking to grow theirs.

Operations — for residential builders

We assess pre-construction and operational performance, identify where time, margin and capability are being lost, and design practical improvements that last. For builders starting from scratch, we build the right systems, workflow and compliance foundations from day one.

  • Pre-construction and operational workflow improvement
  • Compliance and legislative risk management
  • Team capability development and leadership coaching
  • Process built from scratch for new or growing builders
  • Industry SME input — speaking, training and advisory panels
Industry Partner — for certifiers, engineers, energy consultants and other construction industry professionals

We help consultants and service providers understand the residential construction process from the inside, position themselves as the preferred partner to builders and developers, and grow the relationships that drive their business.

  • Market positioning and business presentation review
  • Relationship activation and business development planning
  • Builder and developer integration — understanding pain points and becoming the go-to partner
  • End-to-end construction process education, mapped to your point of engagement
  • Industry SME input — speaking, training and advisory panels
CHANNEL 02

Owner Builder & Approval Services

For owner builders navigating the DA or CDC approval system

We do not just prepare the application — we prepare the client. Owner builders lose time and money navigating a system that fails the unprepared. We educate, coordinate and manage the process so applications are lodged right the first time.

Scales from a single dwelling to larger, more complex projects — Janelle manages the application directly where needed.

  • Education & intake: explain the system, set expectations
  • Diagnose: identify the right pathway (DA or CDC)
  • Prepare: readiness checklist, consultants coordinated
  • Review: quality check before it goes near council
  • Lodge & manage (optional): full service through to approval
CHANNEL 03

Development Management

For property investors, landowners and developers

We manage residential development projects from feasibility through to site readiness — coordinating every stage of the process so you can develop with confidence. We bring the industry relationships and operational discipline to make it happen — and happen well.

  • Feasibility assessment and viability analysis
  • Site due diligence and compliance review
  • Design and planning coordination
  • Development application (DA) management for larger projects
  • Pre-construction management

All engagements begin with a complimentary conversation. Pricing is available on request and tailored to the scope of each project.

How we work

Every Clearspan engagement follows the same approach.

A phased, gated approach. Each phase is scoped and priced on its own — so you're never paying for a plan built on guesswork.

We diagnose.

We take the time to understand what is really going on — not the symptom, the actual root cause.

We design.

We build a practical solution that fits your business — not a generic framework.

We deliver.

We implement alongside you — not from a distance.

We embed.

We stay until the improvement is real, owned by your team and built to last.

The engagement structure, phase by phase
Phase 1 — Fixed scope & fee
4 weeks

Diagnose

  • 6 days on-site — structured interviews, capability tests, document review
  • 2 weeks synthesis — root-cause mapping, impact/effort prioritisation
  • 1 week fact-check — validate findings, close gaps and contradictions
Deliverable: Diagnostic Report + leadership presentation
Decision Gate

Leadership Review

  • Deciders review evidence-based findings together
  • Agree which problems to act on, and in what order of priority
  • Nothing beyond this point is committed to until this decision is made
Phase 2 — Scoped after the gate

Design

  • Solution design for each prioritised finding (quick win vs. structural)
  • Project timeline and sequencing
  • RACI chart — ownership and accountability by workstream
  • Team presentation — building buy-in ahead of Deliver
Phase 3 & 4 — Confirmed after Design

Deliver → Embed

  • Implementation, starting with the highest-visibility quick win
  • Ownership, governance cadence and metrics handed to the client team
  • 60/90-day review to confirm the change has held

Why gate it here: Diagnose produces the evidence needed to size everything that follows. Committing to a full transformation timeline before findings exist means pricing on assumption, not fact — and risks either under-scoping delivery or over-selling a number nobody has tested.

Because we have seen too many good initiatives fail at the implementation stage. The embed is not the last step. It is the whole point. Others are using band-aids — which look great at the beginning but rarely last. We are solving the root cause.

See what a diagnose-to-embed engagement looks like for your business.

How we show up

Five values, every engagement.

Integrity

We say what we mean and do what we say. Clients get the same answer whether it's easy or hard to hear.

Heart

We lead with kindness, not softness — genuine care for the people we work with, and a habit of investing in them without keeping score.

Decisiveness

We identify the problem, design the right solution and act. Clear thinking, no unnecessary complexity.

Growth

We believe in continuous improvement — for clients, for their teams, and for ourselves.

Resilience

We understand adversity firsthand — a tenacity brought to every engagement, particularly high-stakes ones.

What our clients get

In their words, not ours.

Approval applications lodged right the first time — prepared, compliant and ready
Faster pre-construction timeframes and more predictable delivery
Clearer processes that the team actually follows
A more capable, confident and accountable team
Compliance that protects the business rather than slowing it down
Visibility across the operation — so leadership can see what is happening and why
A workplace that runs better and feels better to work in
Expert client escalation support — someone who has been in the room when it matters most
Common questions

Before you reach out.

How much does this cost? +
There's no set rate card — every engagement is scoped to the actual problem, not a template. The first conversation is complimentary and unlocks a clear, tailored quote, so you'll know the investment before anything is agreed.
I'm an owner builder — how is this different from a standard DA lodgement service? +
Most lodgement services process paperwork. We prepare the client, not just the application — walking through education, readiness and a quality check before anything goes near a certifier or council, so it's lodged right the first time.
Is this just another consultant with a framework? +
No. Janelle has spent 25 years inside residential construction in NSW, not advising it from the outside. Every recommendation is grounded in what has actually worked on real builds, with real teams, not a generic playbook.
How long does an engagement typically run? +
It depends on the scope — Diagnose is a fixed four-week phase, and Design, Deliver and Embed are scoped once findings are known and priorities agreed. We agree the shape and timeframe together before anything starts.
Do you work with builders my size? +
Clearspan works with residential builders of any size, along with developers and industry professionals across NSW — our focus is residential, not commercial. If you're not sure whether your project is the right fit, ask us directly — that's what the first call is for.
What happens after I reach out? +
You'll have a complimentary, no-obligation conversation with Janelle to talk through what's going on. From there, if it makes sense to work together, you'll receive a tailored scope and pricing — no pressure either way.
